With summer ending in Manassas, now is a great time to get ahead on air conditioner maintenance.
If you haven’t cleaned it recently, it could be full of dust and debris from your yard. This accumulation can limit your unit’s efficiency and cause it to stop working. Or wear it down faster.
We advise having your air conditioning system professionally maintained annually. Why? Clean equipment can be more energy efficient, which could save you money on utility bills.
Regular AC maintenance also helps our technicians spot and take care of small issues before they become costly problems.

Some of the work we perform involves:
- Inspecting the blower, motor, drain line and coils
- Watching pressure and temperature
- Examining lines, refrigerant totals and connections
It’s not too late to have maintenance done this fall—and we can get your furnace prepped for heating season too.
There’s also some work you can do alone between professional tune-ups. You only need about an hour to wash your outdoor condenser unit, as well as a couple of pieces on your indoor HVAC system.

Cleaning Out the Outdoor AC Unit
Pick a warm day to scrub your air conditioner. At least 60 degrees Fahrenheit (20 degrees Celsius) is best. That way, you can test your equipment once you’ve cleaned it.
You’ll only need a handful of tools:
- Wet-dry vacuum and hose with a soft brush attachment
- Screwdriver
- Butter knife
- Damp rag
- Small, round paintbrush
- Replacement furnace filter (if necessary)

Follow these Steps for Cleaning the Outside Unit
1. Turn Off the Power
Stop the juice to your air conditioner at the breaker box.
2. Clean the Outside
Take out rubbish from the equipment. This includes branches, bushes, weeds and grass.
Then use the vacuum to cautiously clean the metallic fins. These parts are also known as condenser coils and move heat away from your system.
You need to be considerate of these delicate coils. Misshapen or crumpled fins can influence efficiency.
3. Fix Bent Fins
Use a butter knife to adjust bent fins. You can also get a fin comb from an appliance part store. A pro from Fire & Ice HVAC should handle severe damage.
4. Clean the Inside
After removing the fan, fish out leaves and other yard rubbish. Then wipe the inside of the system with a wet rag.
The only coil cleaner you need is water. Use slight pressure from a hose nozzle to wash the fins, showering water from the inside out. Reinstall the fan once you’re done.
5. Test Your Air Conditioner
Now it’s time to restore power and turn your air conditioner back on. If it’s not working like it should, reach out to us a call at 703-595-4157.

Then, You Can Clean the Indoor Unit
1. Turn Off the Power
Cut the juice to your furnace at the breaker box.
2. Check Your Filter
Furnace filters need to be replaced every couple of months, depending on the type you use.
Not sure when you last replaced yours? Take it out and hold it up to the light. If there’s no light visible, get a new one.
3. Clean the Inside
Remove the blower door and vacuum up dust.
Then take a look at your air conditioner’s drain line—it’s a pliable plastic tube. If it’s scummy, you can freshen it by draining watered-down bleach through the tube to flush the line. Or you can buy a new tube.
Scrub the drain port using a small, round paintbrush. Reconnect the drain tube and turn the power back on.
